1. What services does Property Tax Back provide?
We are in the business of lowering peoples property taxes. We provide re-assessment services for owners of all types of real estate, whether it is a house, an apartment building, a commercial building or land.
2. How do I know I'm eligible?

3.Where does the refund come from?
A Property Tax Back specialist will represent the client (taxpayer) by presenting a case in front of a board of supervisors or a hearing officer to achieve a lower taxable value. The reduction notice and/or a refund is mailed directly to you by the government.
4. Does this process lower the value of your property?
No, this simply saves you money on your property taxes. It is only used by the assessor's office to calculate the amount due on property taxes. Realtors and banks use current market data to determine value, they do not use your assessed value.
5. Once my taxes are reduced how long will the reduction last?
Typically the reduction is for the current year filed. Sometimes a person is eligible for a base year filing and it will last longer. Property Tax Back can file an appeal for you every year providing your property qualifies.
6. How much do you charge?
There is no up front charge. If we do not get you a reduction and/or a refund there is no cost to you. If we do get you a reduction and/or a refund, you will pay Property Tax Back, Inc. 50% of the tax savings realized in the form of a refund or any reduced tax bill or liability, for the tax year filed.
7. How do you get paid?
Once we have a ruling on you case, you will be billed with the signed lowering from the assessors office. The tax savings shall be evidenced by a reduced tax bill, a reduced tax liability, or a refund of taxes already paid. The tax savings from a reduced tax bill will be calculated as the difference between the "trended base year assessment" and the "reduced assessment" multiplied by the appropriate tax rate. A base year filing may encompass more than one year and the fee is calculated based upon the number of years affected. In short whatever we are able to lower your taxes we will split the saving with you.
8. How long until I receive my check?
We've seen money returned in as little as 3 months to more than 6 months depending upon the time of year filed and the staffing at the assessors office.
9. Why can't I do it myself?
You can do it yourself. Our experience is it's like going to court without a lawyer. Our professional experience is that we can get you a greater result than you could get yourself. This is a lengthy process that can take up to a year or more. How much is your time worth? Following a process and the changing market for that long is difficult as well as taking off work, going to the court house and appearing during the courts 9-5 hours. Also, if you don't have the access to every bit of information available that can lower your taxes, it is difficult to obtain a complete reduction.
